Chapter 5
Optimizing Your Listings to Attract International Travelers
Optimizing your listings involves professional photography, multilingual descriptions (at least in your native language and English), competitive pricing, and seasonal adjustments aligned with school holidays and peak travel periods.
Creating a listing is not enough to guarantee success. With millions of properties on Vrbo, optimization is essential to stand out, improve ranking, and convert views into bookings.
This chapter presents 12 proven strategies to maximize your listing performance.
Why optimization is essential
Optimization of your listing directly impacts its visibility, its ranking in search results, and its booking rate. A well optimized listing appears higher in search results and attracts more qualified travelers, generating more revenue as a result.
Vrbo’s algorithm favors listings that provide an excellent traveler experience. By working on optimization, you align your property with customer expectations and the platform’s requirements.
How to improve your Vrbo ranking
A high-performing listing starts with strong content.
1. Enable Instant Booking
Allow travelers to book immediately without waiting for approval. Listings with Instant Booking are ranked higher, and nearly 90% of travelers prefer this option.
It also blocks dates automatically, reducing manual work.
2. Write a compelling title
Your title is the first thing travelers see.
- Be unique
- Highlight key features (pool, view, location)
- Avoid excessive capitalization
- Include your property name if applicable
3. Write a persuasive description
Your description should sell the experience, not just list the features. Use evocative language to help travelers picture themselves in your property.
Highlight the benefits: a fully equipped kitchen allows guests to enjoy family meals, while a dedicated workspace makes remote work easier.
4. Use high-quality photos
Photos are the most important factor. It is recommended to publish at least 24 recent, high resolution images, ideally taken by a professional photographer.
Vrbo recommends a minimum resolution of 3840 x 2160 pixels. Make sure to show every room, outdoor spaces, and the unique features of your property.
5. Clearly specify location
A verified address improves your listing’s ranking. Even if the exact address is not publicly visible, it allows for precise positioning on the map.
Use geographic keywords in your title and description, such as city center, beachfront, or ski-in/ski-out.
Improve your host performance metrics
Your behavior as a host directly affects your ranking.
6. Respond quickly
Response rate is a key factor. Try to respond within one hour and at most within 24 hours. A fast response improves customer satisfaction and your visibility.
Tip: use a property management software like DiBooq to automate messages.
7. Encourage guest reviews
Reviews are powerful social proof.
To maintain a 5-star rating, your average must be at least 4.75. Consistently collecting 5-star reviews increases trust and bookings.
8. Keep your calendar updated
An outdated calendar can cause your listing to be hidden. Vrbo may deactivate listings not updated for 60 days.
Use a channel manager to automate updates.
9. Avoid host cancellations
Host cancellations are heavily penalized. Avoid them whenever possible.
Use Vrbo programs and features
Vrbo offers several programs to highlight committed hosts.
10. Set competitive pricing
Without reviews, initial bookings can be difficult. Start slightly below competitors, then increase prices after gaining reviews.
11. Become a Premier Host
The Premier Host program rewards the best hosts. It requires an excellent acceptance rate, few cancellations, and very positive reviews.
Premium hosts benefit from a distinctive badge and access to the Boost program.
12. Join the Fast Start program
If you already host on Airbnb or another platform, the Fast Start program allows you to benefit from a temporary visibility boost and display your existing reviews.
Take your listing to the next level
Optimization is an ongoing process, but the results are worth it. By applying these strategies, you will improve your visibility, attract more travelers, and build a high performing rental business.
The next chapter will explain how to protect your business with an appropriate Vrbo cancellation policy.
Ralf helped me via screen sharing, and we were able to synchronize all three platforms instantly! Within just a few weeks after the app was up and running, we almost fully booked our entire summer season. I truly appreciate how easy the DiBooq Channel Manager software is to use for managing vacation rentals, and I’m incredibly grateful to Ralf for his personal support!
I used the free booking calendar for a year, but after trying other vacation rental software solutions, I decided to go with DiBooq. It is a truly great product, easy to use and supported by excellent customer service. I can highly recommend it to anyone looking for reliable and professional software to manage their vacation rental.
I’m absolutely thrilled with the DiBooq App! It combines powerful vacation rental software with a professional channel manager and even gives me my own direct booking website so my guests can book instantly without paying extra commission fees.
The service is excellent. Fast and hassle free. The vacation rental software is clear, well structured, and easy to use. Everything works perfectly, and a few small improvements in design and usability are already being addressed. It is a program with great potential for the future. The support team is outstanding and always approachable. Even as a beginner in vacation rentals, communication is always respectful and professional, truly on equal terms.
