Chapter 2
Booking.com host login / Booking.com extranet.
The core of your work with Booking.com as a host is the so-called Booking.com Extranet. Here you manage all key aspects of your accommodation: From rates and availability to messages with guests. In this chapter, you’ll learn how to log in as a host, what features the Booking.com Extranet offers, and how to stay on top of everything on the go with the Pulse app.
How do you access the Booking.com host login or Extranet account?
As a host, you start via the Booking.com Extranet, the management portal for all providers.
Here, you can log in using the email address and password you registered with on Booking.com.
Here’s how the login works:
- Open the website admin.booking.com (Extranet login).
- Enter your login details.
- If two-factor authentication is enabled, choose an authentication method (for example via SMS).
- After logging into the Extranet, you’ll be taken directly to your Extranet dashboard.
💡 Tip: For the best experience, use a PC or laptop to access the Booking.com Extranet. On a mobile device, navigation is often less clear and convenient.
The Booking.com Extranet dashboard: Access to all relevant information
The Booking.com Extranet is divided into clear main sections, allowing you to quickly find and efficiently use all the key functions of your accommodation.

If you manage multiple accommodations, you’ll first be redirected to the Booking.com group homepage after logging in. There you’ll see an overview of all your apartments or holiday homes and can select which accommodation you want to manage in the Extranet. Only then will you be taken to the specific dashboard with the following main sections:
- Homepage
Your central starting point with current notifications, recommendations, and important updates about your property’s performance. - Rates & Availability
Here you set prices and different rate types, such as weekly rates or special rates with more or less flexible cancellation policies. Through the submenu item “Calendar,” you get a complete overview of all rates, periods, and booking conditions.

- Offers
Create and manage special promotions or discounts to increase your visibility and generate more bookings. - Bookings
Keep track of all reservations, manage bookings as well as cancellations and changes, and review guest information. - Property
Maintain your accommodation details. Photos, descriptions, policies, and amenities can all be found here. - Improve Performance
Discover tools and tips to strategically enhance your visibility, reviews, and booking numbers. You can also activate the Genius program here and, according to Booking.com, generate up to 45% more bookings. - Inbox
Communicate directly with guests or the Booking.com support team to quickly resolve questions and concerns. - Guest Reviews
Read feedback from your guests, respond to reviews, and identify opportunities for improvement. - Finance
Manage your invoices, payouts, and payment details. - Analytics
Analyze your performance with detailed statistics on revenue, occupancy, and guest behavior.
This structure ensures that you always have all the key functions of your Extranet at hand and can manage your rental business efficiently.
The Extranet is available in multiple languages and can also be accessed via a mobile browser. However, this is not recommended, as the Booking.com Extranet tends to appear quite cluttered on mobile devices.
💡 Tip: Check the notifications in the Extranet regularly. There you’ll find important information about policy changes, new tools, or performance recommendations.
Register as a new host on Booking.com and list your accommodation
ChatGPT:
If you don’t yet have a Booking.com partner account, go to join.booking.com as a host to register in the Extranet. Important: Even if you already have a Booking.com guest account, you still need to register there to create your partner account.
The registration process is straightforward and can be completed in just a few steps.
How to register as a host in the Booking.com Extranet:
- On the homepage, select “Get started.”
- Enter your email address and create a password.
- Describe your accommodation, including its type, location, amenities, and availability.
- Upload appealing photos, as they are crucial for your occupancy rate and overall success.
- Set your rates and cancellation policies.
💡 Note: Verification and proof of ownership (KYC/KYB)
Before your accommodation goes live, Booking.com often requires a verification process. In this process, you need to verify your identity and, depending on your country and property type, also prove your authorization to rent out the accommodation. This can be, for example, proof of ownership, a rental license, or a business registration. This verification process ensures platform security and guarantees that only legitimate providers list accommodations.
ossible documents that Booking.com may accept as proof of ownership or authorization to rent include:
- Electricity, water, or tax bill showing your name and address, confirming that you use the property.
- Land register extract or cadastral record (showing that you are listed as the owner).
- Purchase agreement or notarial deed (as proof of acquisition)
- Business registration or license (especially if authorization or a permit for short-term rentals is required).
- Additional official certificates, such as a rental license required in certain regions.
- Lease or tenancy agreement, if you are renting the property, to demonstrate that you are authorized to sublet it.
After successful verification by Booking.com, your accommodation will be activated. You’ll receive a confirmation by email.
Pulse login and managing your accommodation via the Booking.com Pulse app
The Booking.com Pulse app is the mobile companion to the Extranet, designed specifically for hosts.
With it, you can access key functions on your smartphone or tablet without logging in on a computer.
How to log in to the Pulse app:
- Download the app “Pulse by Booking.com” from the App Store or Google Play.
- Log in using the same credentials you use for the Extranet.
- Enable push notifications to get instant alerts about new bookings, cancellations, or messages.
Main features of the Pulse app:
- Direct messaging with guests in real time
- Quick access to calendar and reservations
- Instant price changes and availability updates
- Notifications about reviews or payouts
The app automatically syncs with the Extranet. Changes you make while on the go are instantly reflected on the desktop.
What the Pulse app cannot do
The Pulse app is ideal for quick access on the go, but it does not replace the full Booking.com Extranet. Some key management functions are only available in the desktop version of the Extranet.
These functions are not available in the Pulse app, or only to a limited extent:
- Creating or editing new properties
- Access to financial details, invoices, and payout overviews
- Managing offers, promotions, or discounts
- Using performance tools and marketing recommendations
- Access to analytics reports and detailed statistics
- Editing policies, property details, or amenities
- Full rates and availability management across multiple properties at once
- Setting up or adjusting the channel manager connection (connectivity provider)
The app is perfect for quickly responding to messages, checking bookings, or making last-minute adjustments. For all technical, financial, or structural changes, the Booking.com Extranet remains the central platform.
💡 Recommendation: The Pulse app is especially useful if you’re often on the go. This allows you to respond to inquiries quickly, which improves your visibility in the ranking.
Summary
The Booking.com Extranet and the Pulse app are the foundation of your success as a host on Booking.com.
While the Extranet gives you full control over management and settings, the Pulse app allows you to stay flexible and respond anytime, anywhere.
In the next part, you’ll learn how to set your prices, availability, and cancellation policies in the Extranet — and discover strategies to help you improve your property’s visibility.

Ralf helped me via screen sharing, and we were able to synchronize all three platforms instantly! Within just a few weeks after the app was up and running, we almost fully booked our entire summer season. I truly appreciate how easy the DiBooq Channel Manager software is to use for managing vacation rentals, and I’m incredibly grateful to Ralf for his personal support!
I used the free booking calendar for a year, but after trying other vacation rental software solutions, I decided to go with DiBooq. It is a truly great product, easy to use and supported by excellent customer service. I’m absolutely thrilled with the DiBooq App! It combines powerful vacation rental software with a professional channel manager and even gives me my own direct booking website so my guests can book instantly without paying extra commission fees.
The service is excellent. Fast and hassle free. The vacation rental software is clear, well structured, and easy to use. Everything works perfectly, and a few small improvements in design and usability are already being addressed. It is a program with great potential for the future.
